When we say The Shoreline at 19th was rebuilt to the studs in 2026, this is the specification.

The Specification

Original outside. Brand new inside.

The Shoreline at 19th is a 46-home apartment community in Vero Beach, Florida. The buildings are original 1960s mid-century construction. The footprints, shells, and proportions are the same as they were. Everything inside has been replaced.

That is what we mean by "rebuilt to the studs." Below is what that covers, system by system. None of it is cosmetic. None of it is a refresh. Every system is new and meets 2026 standards.

System by System

What was replaced.

Electrical

All-new wiring, panels, and outlets brought to current code. USB outlets in living areas and kitchens. Keyless entry on every unit door.

Plumbing

All-new supply and drain lines. New fixtures throughout. New water heaters. No retrofitted 1960s pipe behind a 2026 wall.

HVAC + Insulation

New central A/C and heat pumps. Smart thermostats. Icynene closed-cell spray-foam insulation in walls and ceilings — the single biggest upgrade for utility bills and acoustic separation between units.

Kitchens

Quartz counters. Stainless steel appliances (range, dishwasher, microwave, refrigerator). Garbage disposal. Real cabinetry, not flat-pack apartment-grade.

Floors + Baths

Porcelain tile in wet areas and select living spaces. Luxury vinyl plank in bedrooms and main living. New tile in showers. New vanities, new fixtures.

Laundry

In-unit washer and dryer in every home. No quarters, no shared room, no hauling bags down a hall. Every apartment, no upgrade tier.

Envelope + Code

Hurricane-rated upgrades to current Florida code. New windows where needed. New roofing. The buildings meet 2026 standards from the studs out.

What Stayed

The character. On purpose.

Original mid-century Florida buildings are not stucco boxes that all look the same. They have proportions, setbacks, and a relationship to the block that newer corporate construction does not replicate. We kept the shells because that is the part you cannot rebuild — and because the authentic Vero character is part of why people pick this address in the first place.

If you have ever walked the older streets of Vero — the ones near downtown and the river, not the ones along US-1 — you know what we mean.
