Vero Beach consistently ranks among Florida's best small coastal cities. It offers uncrowded beaches, a strong local economy anchored by Piper Aircraft and Cleveland Clinic Indian River Hospital, a growing university presence with FAU, and a tight-knit community feel. The cost of living is lower than South Florida, with better beach access than most of the Treasure Coast.

It depends on the neighborhood. Properties in the Central Beach area are within walking distance — some as close as a five-minute walk to the Atlantic. Mainland properties are typically a 10–15 minute drive to the nearest beach access. Our portfolio includes apartment communities like The Oaks at Royal Palm and The Shoreline at 19th, plus single-family homes and duplexes in neighborhoods near the beach, the hospital district, and the airport area.

Three things: beach proximity, local ownership, and scale. Our properties are closer to the beach than most institutional competitors who operate further inland. We're Vero Beach people — we live here, shop here, and know the neighborhoods personally. And we're small by choice: every property gets our full attention, with 48-hour maintenance response and a direct line to our team.

Pet policies vary by property. Many of our communities are pet-friendly with reasonable breed and weight guidelines. Some properties include amenities like dog parks and pet wash stations. Many Piper employees — engineers, manufacturing staff, and corporate team members — choose our properties for the short commute and beach access after work.

Yes. Cleveland Clinic Indian River Hospital is at 1000 36th Street in Vero Beach. North Crane Living manages apartments and homes in the surrounding hospital district and nearby neighborhoods, most within a 10-minute drive. We work with both permanent hospital staff and traveling healthcare workers on flexible lease terms.

Florida Atlantic University students and staff in Indian River County typically rent in the mainland neighborhoods along US-1 or near the university campus. North Crane Living offers affordable one- and two-bedroom apartments in these areas, with roommate-friendly floor plans. Our properties provide a quieter alternative to the typical college apartment complex.

Skyborne Airline Academy is based at Vero Beach Regional Airport, and most flight students need housing for 12–18 month training programs. North Crane Living manages properties near the airport that are popular with Skyborne students. Yes. North Crane Living works with international renters — including Skyborne flight students and relocated professionals — who may not have established U.S. credit. We evaluate applications on a case-by-case basis and can work with alternative documentation such as employment letters, bank statements, or proof of enrollment. We work with traveling healthcare professionals on a regular basis, particularly those on assignment at Cleveland Clinic Indian River Hospital. While most of our leases are 12 months, we offer flexibility for qualified healthcare workers on shorter assignments. Practical

Typically you'll need to set up electric (FPL — Florida Power & Light), internet (AT&T or Xfinity are the main providers), and sometimes water/sewer with the City of Vero Beach. For most areas, yes. Vero Beach is a car-friendly city with limited public transit. However, if you live in the Central Beach area near Ocean Drive, you can walk or bike to restaurants, shops, and the beach. The mainland is less walkable.
